| More and more savvy new home buyers are choosing to have their homes inspected prior to taking possession. Building a new home is a complicated undertaking. There are a lot of sub-contractors and their employees involved and things can get pretty confusing, especially near the end of the project with a deadline looming, and sometimes things can "fall through the cracks." Here's a real life example: A friend of mine lives in a house that was built in 2001. While I was in the attic helping to insulate some HVAC lines, I discovered a chimney chase that did not have a firestop installed, a serious safety hazard that should have been caught by the code inspector but was not. Just because your home is brand new does not mean that issues cannot exist. Another form of new construction inspection that we perform is the Builder's Warranty inspection. Most builders guarantee their homes for one or two years. Home owners can have their home inspected just prior to the end of the warranty period so that if there are any problems they can take them back to the builder. |
